General Description

Under general supervision, performs a variety of tasks in the maintenance, renovation and repair of Brien Center facilities; demonstrates a full understanding of all applicable policies, procedures and work methods associated with assigned duties.

Essential Job Functions

  • Independently performs a variety of tasks that support the maintenance of Brien Center facilities.
  • Perform maintenance, repair, construction and finish work related projects related to building maintenance of Brien Center facilities.
  • Perform basic carpentry, plumbing, electrical, HVAC, telecom, appliance repairs and painting required at Brien Center facilities.
  • Analyze and plan projects that will cost the agency in excess of $100.00.
  • Maintain internal and external facility lighting fixtures including replacement of ballast, light bulbs and fluorescent tubes as necessary.
  • Assemble office furniture i.e. large bookcases, chairs, and tables. Installs/modifies office furnishings i.e. installation of keyboard trays.
  • Analyze and complete basic appliance repairs
  • Install and if instructed, the maintenance of fire extinguishers and local (battery powered) smoke alarm systems.
  • Communicate at the beginning of each shift with the Facilities Manager about upcoming tasks at his/her assigned location and associated costs of projects/tasks
  • Discuss ongoing or upcoming projects with the Facilities Manager at the beginning of the week
  • Identify any immediate or long-term maintenance, safety, ADA or structural issues that should be discussed with the Facilities Manager.
  • Notify the Facilities Manager of any costs that will require a P.O. (with any known or estimated costs), that were caused by unplanned facility requirements
  • Operate equipment in a safe and efficient manner while performing various maintenance, repair and installation task in accordance with agency, OSHA, and manufacture guidelines
  • Act as back-up to agency courier as needed
  • Perform other related duties as assigned
  • Exterior lawn, building and sidewalk/driveway maintenance, which shall include but not be limited to: mowing, edging and trimming, seasonal clean-ups, sanding and de-icing walkways in winter, power-washing exteriors of buildings and associated ramps, stairwells and performing exterior painting/staining if so required.

Qualifications

  • High School diploma or equivalency required; Vocational degree preferred
  • Trade License, such as Massachusetts Construction Supervisor, Plumbing, Electrical, HVAC or other equivalent trade license required; This will enable the organization to pull municipal work permits and to perform necessary repairs and maintenance internally.
  • Combination of education and/or experience that has provided the knowledge, skills and abilities necessary to perform facilities maintenance tasks.
  • Valid Class D drivers license & use of personal vehicle.
  • Knowledge of techniques and materials used in maintenance and repair of facilities; safe operation of vehicles and other equipment; occupational hazards and standard safety procedures; inventory control; report preparation; general ADA standards.
  • Ability to work independently
  • Ability to perform multiple tasks simultaneously
  • Ability to perform building maintenance, repair infrastructure of facilities, office furniture and lighting fixtures, operate a variety of tools and equipment used in facility maintenance, building and construction, operate hand and power tools competently and safely, perform moderately heavy manual labor, observe safety principles and work in a safe manner, follow written and oral instructions, communicate clearly and concisely, establish and maintain effective working relationships.
  • Ability to safely and effectively operate a variety of maintenance equipment, tools and materials; to know the limit of his/her current abilities, and to seek help or guidance to complete a task.

  • Able to pass a CORI (Criminal background check) and DMV (Driver’s license check) background check

Other Requirements

  • Pick-up, receive, re-stock supplies and materials that are required Brien Center operations

Working Conditions

  • Able to work in various weather conditions including wet, hot and cold. Able to use chemicals that may expose the employee to fumes, dust and air contaminants, and in which protective clothing or supporting gear must be required and worn in accordance with MSDS guidelines.  The nature of the work also requires the employee to climb ladders, use power and noise producing tools and equipment.

Physical Conditions

  • Able to sit, stand, walk on level and slippery surfaces, reach, twist, turn, kneel, bend, stoop, squat, crouch, grasp and make repetitive hand movement in the performance of daily duties.

  • Ability to lift, carry, and push up to 50lbs
